Home prices are trending back up.
Every major price index points to a housing market that has hit bottom and is moving in a positive direction. After thirty months of declining values, home prices appear to be stable or appreciating in nearly every U.S. market. In August of 2010, the median home price was $182,600, amounting to an 11 percent increase over the low that was reached in February of 2010 at $164,000. Mortgage rates are at rock bottom and won’t stay there forever!
The national average on a 30-year fixed-rate mortgage dropped to 4.36 percent in August 2010—lower than it’s been in the past half century. Interest rates for the same time last year averaged 5.19 percent, representing a difference of $90 in the monthly payment on a $200,000 home with 10 percent down, as well as a savings of $32,460 over the life of the loan. What the heck is a short sale?!!!
We are hearing the words "short sale" more and more these days; yet so many people I come across don't know what they are.
I recently became a designated Certified Distressed Property Expert because my traditional listings are not selling. I fought the whole short sale thing for awhile, referring them out, but I realized, like it or not, this is the way things will be for awhile.
As realtors, let's keep in mind, a short sale is not just another "sale." It's a way to help people avoid the devastating effects of foreclosure. People are ashamed, they don't know where to turn for accurate information, and they need our help, compassion and skills! I am personally on a mission to save as many as I can, one homeowner at a time!!
